Land cost and cosntruction loan?

I am looking to build on a piece of land in CT. Is it possible to obtain a loan that will cover the cost of the land as well? Please advise. by michael77883 from Bridgeport, Connecticut. Aug 17th 2015 Reply

Typically, yes, but your limited to the lenders "maximum loan to value" limitations.. typically 20% down is required. Once the construction is complete, you then apply for a mortgage and pay off your construction loan. The best advice I can give you is to contact a LOCAL mortgage broker and apply with them. Once they see your complete loan profile, they will be better equipped to advise you properly. Also, by applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the larger lenders.. Yes, I can loan up to 90% of the total cost of the land and home (subject to appraisal) as long as will be less than the conforming loan limit and it will be your primary residence (and all other requirements can be met. If a jumbo loan, the max is 75% of the cost (or appraisal, whichever is lower)
