Hi Garrett - Welcome to Michigan. This should not be an issue at all. The key is finding the right loan for you and your personal situation, meaning you are in need of a lender with access to ALL programs and limited extra rules (we call them overlays in the industry). I'd love to help you get ready to buy with the best loan for you. Feel free to give me a call. Mike Silkworth - Union Home Mortgage - 517-489-2328 - www.MikeSilkworth.com
More than likely yes.. but we need more info.. how long of a job gap was there? Are you in the same line of work as your past employment? Are you getting paid the same? Commissions? Salary? Hourly? etc.. without knowing all the details, it's hard to advise you properly.. this is why I suggest you contact a LOCAL mortgage broker and apply with them. Once they see your complete loan profile, they will be better equipped to advise you properly. Also, by applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the larger lenders.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. William J. Garrett,Do you have two years total on a similar job before and now you since you moved? Or have you just graduated college and this is your first job? You can buy a home as soon as you move to a new place. It is more about your job history. They look for similar type of job from one location to another to make a 2 year history. So if you had 6 months as a bus driver in Arizona, and a 1 1/2 here in Michigan you would qualify. They verify your employment and what you make a year.I have several good lenders that I work with. I am a realtor. Russ Ravary Keller Williams Realty. (313) 310-9855 or (248) 310-6239 Remember we also offer a great home buyer bonus when you close with us.
