You can apply for an appraisal waiver from Fannie but they are not easy to get.
Hi JHendr_ thanks for the question. We do conventional loans without an appraisal as long as your current loan was sold to Fannie Mae or Freddie Mac prior to June 1, 2009 as Matt said. Most lenders have access to this program, I recommend doing your due diligence prior to signing anything or allowing anyone to check your credit. Most big banks have higher fees, I recommend going with a mortgage broker or banker to get a better deal. The real issue here is does your property AND you warrant an appraisal waiver. For loans that qualify under HARP, most, but not all borrower will get an appraisal waiver. If your refinance does not qualify under HARP, but you have sufficient equity based upon the current probable market value, and you are looking at a no cash out scenario, an appraisal waiver may be offered in the Automated Approval. If your loan is owned by Freddie or Fannie, and was initiated prior to May, 2009, then you might qualify for HARP 2.0 refinance program... to be sure, you should contact a local mortgage broker and apply with them...I'm a Broker here in Scottsdale AZ and I only lend in Arizona. Yes as long as Fannie Mae gives you the Appraisal Waiver.
At a minimum, would require a lender who would accept a Fannie Mae Appraisal Waivers. Good luck!
