Unfortunately, if you did not receive full benefits upon your discharge form the military, you would not qualify for a VA loan. There are other ways to purchase a home with little down payment... FHA requires 3.5% down, and it can be gifted/granted.. and USDA loans are 100% financing, however only homes within the USDA defined area would qualify for this financing.. You should contact a local mortgage broker or local real estate agent. They would have knowledge of the local down payment assistance programs.. .. Unless your Certificate of Eligibility allows for any benefits, there would not be any VA loan options. Unfortunately we have to go by what the Certificate of Eligibility says. If there is no eligibility then no we cannot.
