Is the down payment included in the GFE closing costs estimate? Or is it in addition to??? My closing costs, per my GFE are about 7.5K. My down payment is 4.5k. I just want to know about how much I need to have on hand. 7.5K? or 12K??? by frannkiegtg from Big Spring, Texas. Jul 5th 2011 Reply

Your GFE will include your closing cost, and the down payment. It is very unfortunate that the government has to get involved with each part of our lives. The previous version that was replaced, to make it easier for consumer to read, but the original GFE was much more user friendly. Ask your loan officer for the initial fees worksheet or the old GFE, which is much easier to understand. Also, on the new 2010 GFE, all fees must be accurate, if they are understated, usually the fees cannot be raised, therefore, the lender may overstate the fees to make sure there is no surprise increase in fees to you.
