Is refinancing necessary to remove myself as co-signer from a mortgage?

It depends. If they will remove you it will be through something called a "Qualifying Name Delete Assumption." If you ask for that, and get the right person, you can find out what that option might look like. What that does mean, though, is the party who is staying on the mortgage would have to fully qualify, the same as if they were refinancing to remove you. Sometimes this streamlines the process of removing someone without changing their loan terms, but with the current rate environment, it is more likely that a full refinance will be a better option to help the remaining party qualify. Rarely will a lender remove someone from being obligated on a mortgage.. if there have been any late payments on the mortgage, they won't for sure.. Regardless of what others have stated here.. I have never seen a lender remove someone without refinancing.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. The answer is not necessarily. You can contact the servicer of your mortgage and ask them if they have a way to release you from the liability. Usually this is for a "fee". However, typically a refinance is usually what it takes...

Typically a lender will not take a person off the mortgage without a refinance. They don't want to release anyone from the obligation (so they can go after two people if the loan defaults) but it is worth a try. I bet they will tell you to refinance. If you are on the mortgage loan, then to be removed you will need to refinance. If you are not on the loan but just on title, you can remover your name from title.

Yes. You are not a co-signor. Jokes on you. You are and have always been, the co-borrower. AKA - co-owner. Dont waste your time calling the lender hoping to have them charge you a fee to release you from this HUGE commitment. Refinance. Andrew 800 813 3291

A servicer can take a party off the mortgage but it is not likely. More like 1 in 1,000. Worth the try but more likely a refinance is necessary. If you decide a refinance is necessary, give me a call to see how easy my 40 years of experiance can make it. Good luck!

Hi,I have had a few of my lenders agree to remove a co-borrower with out any re-qualification. It is at the sole discretion of who is servicing your loan. Give them a call, go up the chain if your not hearing what you want. It seems the clients I have, that wanted this to happen, and were able to structure this were more the tenacious types.Good Luck.
