Everyone's definition of "Bad Credit" is different, so credit companies use a scoring system.. without knowing your credit scores, we cannot advise you properly.. but in general, if you have a proven track record of NOT paying your bills on time, you will find it difficult for anyone to lend you money regardless of your equity position.. especially when you consider your looking for a 2nd position loan, which is much more risky for a lender than a first position lien.. You can try contacting a local mortgage broker and let him look at your complete profile.. if there's a way to make it happen, then they will do it, but if there are issues, then he can advise you on what steps would be necessary to take to put yourself in a position to obtain a loan in the future.. most likely your best option will be through a local community bank or credit union. Brokers "may" have flexible options but likely won't want to spend much time on a $12,000 loan. Good luck
