Is a letter of job verification enough to secure a VA loan? Or do you have to have pay stubs to get the loan? My last Active Duty

You are going to have to provide paystubs as part of the qualification process, no way around it. And if you are about to be off of active duty then you will have to be on your new job for at least 30 days, maybe more, before that income can be used to qualify you.

All lenders will verify your employment with a call to your employer, and will require pay stubs as well as tax returns.. for VA loans, they also require a certificate of eligibility as well as your dd214... I'm pretty sure they will know your last date of employment will be December 30th, 2012.. Even if you don't tell them. Keep in mind that once all the paperwork is sent in and you have signed the loan doc's and paid your down payment, before the lender funds the loan, they will call your employer one more time to be sure you're still employed.... they are going to know, and this isn't something you would want to keep from them anyway... so the question is.. if your retiring, then you can still qualify.. If you're not at retirement age, and you have a job lined up, then you have to have 30 days pay stubs from your new employer to close the loan.. if you don't have a job lined up, then once you do, then you can apply once you have 30 days pay stubs.. This assumes that your new job is in line with your duties with the military... if you take a commission job, you will have to wait 2 years prior to applying.. If you have a base plus commissions job, then the lender will calculate your ratios based on your base pay without considering commissions.. if your salary or hourly, you can apply once you actually get a pay check... Verification of income sufficient to qualify is now required on all loans. A lender will require current pay stubs as proof of income. A letter of employment will no longer suffice, even for a VA loan. With your discharge date so soon, it is going to be difficult. Depends on your details, in some limited situations I can use a hiring letter as long as it is very firm and you will start the new job before the first payment is due.

You will be required to document your past 30-days worth of employment, along with your past two years W2's. If you know are are aware of a change in status that will effect income / qualifying. You are required to disclose that information.
