Interested in refinancing my mortgage, help

Currently I have a home which I believe is valued at 630k. I currently have a total loan on the home of 410k and need some cash out for a couple of home improvements (3-5k). My credit is excellent (somewhere in the 790-800 range as of 3 months ago, don't know about now), and I have residual income from investments averaging 4k a month for the last 6 years, as well as my husbands income of 60k a year, his credit I believe is near perfect (at least 835). Yes. The only way to be sure is to take a full application with accurate income, real estate taxes and insurance numbers. It's also helpful to have the month, year, rate and original loan amount to make the best comparison of results. 800-845-4311 - michael seligman

Congratulations on having excellent credit. Your high scores will certainly be a great asset for you. Past income is not used to qualify a borrower - future income is used. Income must be available for a minimum of three years into the future. Therefore, the nature of how your income is critically important. As noted elsewhere, assessing your eligibility is best done with an application and submitting your loan to an automated underwriting engine for approval. Based on taxes in the neighborhood of $10,000 qualifying could be tight. You didn't mention what rate you have now and if you plan to borrower more than $417,000 you will pay a higher rate since your loan is considered to be a JUMBO loan and will cost more.I'm sorry I can't be more direct in a response.
