Rates are great right now, but no loan officer with any integrity would ever throw out a rate without knowing all the details of your loan parameter.. Credit score, credit deficiencies, income, debt, debt to income, loan amount, down payment percentage, property type, etc, etc, etc.. so much more info would be necessary that it would incompetent for anyone to quote you without knowing all the details.. The best advice I can give you is to contact a LOCAL mortgage broker and apply with them. Once they see your complete loan profile, they will be better equipped to advise you properly. Also, by applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the larger lenders.. Your loan may not be a Jumbo Loan. There is a possibility of being a High Balance loan for your marketplace. Depending on your credit score you may able to obtain a loan for under 4%. Interest rates are pretty awesome! However, there is no way to tell you what an exact rate is because there are too many variables and rates are based on your specific situation.
