im looking to streamline refinance in al..companies i've talked to say that we need to already have our loan with them are there

You did not say what type of loan you have...Conventional, FHA, VA or USDA. If your loan is FHA, VA or USDA, any lender CAN do a streamline refinance into the same loan type. If you are trying to do a conventional loan streamline, if your loan is HARP eligible, then the streamline is that usually no appraisal is needed, but most lenders are still requiring traditional documentation to complete the transaction. If your loan now is FHA, then you can use any lender to do a streamline, since FHA is the only loan product with a true streamline feature... but if your loan is not FHA, then you will need to do a full qualifying type refinance, with credit, income, taxes, and appraisal to be fully underwritten... if your current loan is a HARP eligible, you might be able to waive the appraisal. if you want to know for sure, then the best advice I can give you is to contact a LOCAL mortgage broker and apply with them. Not the local "Big" bank, and certainly not one of those 50 states internet lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. Because he has lower overhead, he can offer you lower rates and lower fees than most of the larger lenders.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. Most lenders do want you to have the loan with them to streamline, but you may be able to avoid having to do another appraisal if your findings come back ststing that no appraisal is required-maybe only a drive by appraisal, which would save you the cost of a full appraisal.Also, your previous title co. that closed your previous loan could reissue your title, and save you 40% on your new title costs.
