I'm looking to refinance rental property at 90%LTV. Not Fannie or freddie do you have any options

If the rental currently has an FHA or VA loan, then you can refinance it so long as you lived in the property for 12 months or more before renting it out.. otherwise, there are no lending programs that will allow for a "Portfolio" type investment loan to be refinance with an LTV greater than 80%. Unfortunately investment property is considered a much more risky loan and especially for a refi I don't know of any lender offering more than about 75% financing.
