I agree with the other lender. When dealing in Jumbo Loans it is very crucial to have all income and assets accounted for before being able to determine if you will be able to finance something of this magnitude. Good Morning...as an underwriter's perspective, I definitely would take a look at the overall picture...jumbo loan amount as you know carries an enormous risk but in your case you stated 20% will be placed as downpayment which is a plus. Underwriting the file, I would consider the overall picture such as your assets/reserves, job stablility/position, wage or self employed, credit history, age, collateral & capacity. First Time home buyer, rental history if any--payment shock, debt to income and your credit score of 690 etc among other leading factors. Banks are here to extend financing but need to weigh their pros/cons on each individual borrower. Banks are here to make money (interest) off of borrowers but at the same need to foresee any future losses.. Mike (703) 505 5300
