I'm a 1st time home buyer with good credit but am looking to get no down payment on 72000 home what are my options

If the home your looking at is within the defined USDA area, then you can do a USDA loan assuming you income falls below the maximum.. If your a veteran with VA benefits available to you, you can use VA financing and no money down would be required.. if neither one of these loan products work and there are no local down payment assistance programs available to you, then you could look at FHA which only requires 3.5% down payment.. and they allow the funds to be gifted to you.. USDA rural loans may be available in your area. If you are a qualified veteran, you may finance with no down payment with a VA loan. Ohio may have a special first-time home buyer program, also.

USDA could be a great option for you Shawn if you and the property qualify. With USDA the property has to be in a designated rural area. But if you and the property do qualify, the loan is 100% financing and the mortgage insurance is very low. I would contact a local loan officer, get pre-approved and look up areas with an agent that are in designated rural areas. Best wishes, Sean
