Hi, I am an illegal immigrant with a steady job and substantial down payment... are there options for me to get a loan for a mortgage? by mari18_545_648 from Charlotte, North Carolina. May 20th 2013

Unfortunately, there are no conforming loan products that will allow for someone here illegally to obtain a mortgage.. Hard money lenders might roll the dice, but expect a large down payment and absorbent fees... .. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. 480-287-5714 WilliamAcres.com

Unfortunately, in today's lending world, there are no traditional lenders that will grant a loan to someone that does not have legal residency. ~ Bert Carpenter, The LoansA2z team of NOVA Home Loans ~ NMLS 40586 ~ Certified by the National Association of Mortgage Professionals and Licensed in California and Arizona ~ Licensed in California and Arizona ~ www.LoansA2z.com 888-889-9950

I agree with the comment above, the only chance might be hard money.

Yes, there are foriegn national loans and the majority of the ones I know of require at least a 40% down payment.

Private lender, or seller financing.

The company is legitimate, but your not reading it correctly.. they will lend to a foreign national, so long as they are LEGAL, either temporary visa, or work visa, just not a visitors visa.. you are not here legally, so they will not lend to you.. .. Maria,I assume that you have a ITIN which denotes that you are like you said, you are in the country without permission to work and could be subject to deportation, which as you know is why most lenders will not give you a loan. However, unlike the other lenders, I actually do know of two lenders in North Carolina who makes loans for people with ITIN and verifiable income sources. Both are credit unions. One lender is located in Raleigh while the other is located in Durham. Both lenders will require at least a 5% down payment and will require 2 years of in state residency and verifiable work history and a credit score greater than 680.Drop me a line if you can meet those requirements and I will put you in touch with a loan officer from both places.Best of luck,Ricardo Cobos919.526.0183Mortgage Loan Officer extraordinaireNMLS 120651

Do you have a work visa? If so there may be some options for you
