If we have had a conventional short sale due to income reduction, how long do we have to wait to qualify for a VA loan?

If there were no 30 day late payments 12 months prior to the short sale then there is no waiting period. If you did have 30 day late payments, then you have to wait two years from the sale date.

Dear M Shockey,Generally a short sale is viewed by many lenders as a foreclosure event and you would have to wait two years of last activity. You may be able to do something sooner with a couple of different programs, but you would have to have no late payments on anything since. I am next door in Lewisville. Generally speaking, buying with a new VA loan will require a 2-year wait. You will hear all sorts of "if this situation occurred", or maybe that situation, then no waiting period for VA... but realistically, I've tried that more times than I want to remember, and it never works. VA requires that you wait 2 years from the date of liquidation (when the property actually sold), and if you owed any more monies from the sale, then we would need to wait from that date. VA requires 2 years, however most lenders have additional overlays that say you need to wait 3 year.. regardless of where you are in the timeline, you should contact a local mortgage broker and let him look at your complete profile, since there could be other obstacles that need to be dealt with.
