As a general Rule, an individual may only be on one FHA mortgage at a time. The exception you are looking for in this situation would have to do with who was awarded the home in the divorce. Here at NOVA, as long as the divorce decree stipulates that Spouse "A" gets the home, then Spouse "B" would be eligible for a new FHA loan. ~ Bert Carpenter, The LoansA2z team of NOVA Home Loans ~ NMLS 40586 ~ Certified by the National Association of Mortgage Professionals and Licensed in California and Arizona ~ www.LoansA2z.com 888-889-9950

Assuming the ex was awarded the home in the divorce, then she should be able to apply with you.. or if you qualify, you can purchase the home on your own, and add her to the title once the loan closes.. but there is a way to make it work.. .. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. 480-287-5714 WilliamAcres.com

The general rule is as Bert stated one FHA loan at a time. But since you are no longer married there may be a way. I am a Broker in your area. Please call me or email me and we can discuss the different options. Jericho Cherry 804-556-0685. jcherry@loansimple.com.
