Your age has no bearing on anything, unless you want to do a reverse mortgage. Next, the maximum loan-to-value loan you can get all depends on what type of loan you get. More info needed.. What type of property do you have? Single family home? condo? Manufactured home? Each one will have different allowable amounts.. Is there an outstanding balance? If so, then that would need to be taken into consideration when determining how much you can pocket after a refi.. But in general, If you're asking about a reverse mortgage, then you could get a little over $50K assuming there is no current lien on the property, it's owner occupied primary residence, single family home.. if you are looking to do a cash out refinance using this same scenario, then the maximum would be 80% loan to value.. But if you want to know for sure what is acceptable within your specific scenario, you should contact a LOCAL mortgage broker and apply with them. Once they see your complete loan profile, they will be better equipped to advise you properly. Also, by applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the larger lenders..
