If I have a co-borrower who is not a spouse, does this impact my VA benefits?

To have a co-borrower on a VA loan, it has to be your spouse. Otherwise, it would have to be another veteran who also qualifies for VA benefits for a loan, and you would split the eligibility.

Yes, VA only guarantees the Veterans half of the loan. If a purchase you would need 25% down on the coborrowers half of the loan. Ie net 12.5% of the purchase price. They are extremely rare loans most uninformed loan officers dont even know they exist. You both have to qualify for your half of the loan independantly, an the VA will directly sign off on them. If the co borrower is also a Veteran then no down payment required..... if a refi different rules apply. Im a VA mortgage specialist call anytime
