if behind on mortgage payment can I still get an assumption

More info needed, and your question is confusing.. Who owns the home, and who's assuming it?. If you own a home and you are looking to sell it to someone else who will be assuming the existing loan, then so long as the payments are brought current at the time of the assumption, it shouldn't be a problem.. If you are looking to assume someone else's existing loan, and it's behind, then the same would apply.. you (or the seller) would need to bring the loan current before the lender will allow someone to assume the loan.. Understand that only certain loans are legally assumable.. and all assumable loans right now are "With Qualifying", meaning you/them would have to apply, provide all supporting documentation, and meet all eligibility requirements before the assumption would be allowed. You cannot simply just "take over" someone else's loan.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. Most assumable loans are "assumable with qualifying". As you can image, hard to believe a lender would let someone assume a loan if they currently have issues with one.
