It can be done but you will have to navigate the guides of the various conventional lenders with respect to two areas: First, you have to find a conventional lender that will allow a non occupant borrower for qualification purposes. Secondly, you will have to meet the conventional lenders occupant qualification ratios for income. More specifically, they will look at the total income and liabilities of you and your father and then just yours to the housing payment to determine risk. Many lenders, post crisis, simply do not want non occupant owners on their loans.

It's possible, but without looking at your complete loan scenario, it's difficult to say.. Conventional has some pretty strict guidelines when it comes to past credit deficiencies.. BK's Foreclosures, short sales, all have mandatory waiting periods,so if you use conventional, even the co signers have to comply to these guidelines..
