Jamie, I guess the question is why are they refusing to help you. I've heard of a few lenders/servicers refusing to help because they didn't see the benefit for themselves; even though the benefit is they get to keep you as a customer. Perhaps it's your value, loan to value, etc. Did you get any clarification on that?

FNMA now requires you to be employed and have a mid credit score above 660 to get a decent rate. If you are employed, you might trying FHA since FHA requires only a 620 mid score and allows a debt ratio up to 55%.
