I qualify for a VA loan but have $0. available because of a 35k forecloseure.

Foreclosere was result of forced transfer by the VA . House didn't sell because not enough time was given before transfer.Is there anyway I can get this forgiven???heartship??? by rdautorio801 from Kissimmee, Florida. Apr 2nd 2015 Reply

Hum.. that doesn't sound right.. 100% entitlement is 25% of $417,000 or $104,250.. if the lender lost $35K as a result of a VA foreclosure, that would leave you with enough remaining entitlement to purchase a $277K home.. you still need to satisfy the VA mandatory waiting period and meet all other eligibility requirements, but just because you had a VA foreclosure, does not necessarily preclude you from using VA again.. If you apply for a VA eligibility certificate, it should show you how much remaining entitlement you have left.. If your unsure how to get this certificate, then try contacting a local mortgage professional and let them apply for it on your behalf.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. Another option is to select a lender to work with and have them obtain your certificate and check your "CAIVERS" status which will show whether you have an outstanding debt to the government. If there are issues with the certificate you have have better results checking on them directly. Good luck!
