Although it is true that FHA does allow for lower scores, the few lenders that do loans with scores that low, charge a premium in the interest rate you will pay. Yes, it can be done through a LOCAL broker and as you learned a Bank won't touch it with score that low. There's a reason your score is that low and so when you talk to LOCAL broker they should be able to advise you on what needs to be done.

Prime Lending is a large bank that does FHA-insured mortgages down to 580 (they don't have Investor Overlays). Give them a call.
