If your home is a standard frame home you'll have more options than if it is a manufactured (mobile) home. You'll still need to qualify based on credit and income but assuming everything fits the guidelines you can normally take cash out up to 85% of the value of the home (unless you are eligible for a VA loan in which case it is 90% max. That % includes any other mortgages on the property which must agree to subordinate to new financing.

The best advice I can give you is to contact a LOCAL mortgage broker and apply with them. Do not use the local "Big" bank, or one of those 50 states internet lenders or nationwide lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario.
