My FHA-HAMP with partial claim occurred in May 2009, my credit score is 680, my mortgage payments have been on time since May 2009. According to the FHA Resource Center I meet all the requirements for a streamline refinance. So far the lenders have said no because theyhave underlying overlays in addition to the FHA guidelines. Does anyone know the name of a lender who would be able to do an FHAstreamline for me in Indiana by sbuckn_637_839 from Fishers, Indiana. Feb 21st 2013
Based on FHA guidelines, there's nothing preventing your scenario from getting approved, however FHA only insures loans.. Those with the $$ will most always have additional guidelines, called overlays.. The one overlay that I see consistently with every lender I deal with is.. None will do a refi on a modified loan where the borrower used a government program (HAMP), or where there was a principal reduction. Our company is signed up with 35 different lenders, and not one will allow your refi scenario, so those here saying they can help, I would question them and ask.. "Have you ever got one of these approved and closed?"... There might be a lender out there allowing for them, but if there is, I'm not aware of them.. We don't offer every program under the sun, so we don't have to worry about investor overlays. I believe I can offer this in Indiana as long as there are no late payments on the mortgage in the past 2 years, but would want to know the details and specifics of your "partial claim". It may not be the credit report but the government CAIVERS system that could trip your loan up so I would order that quickly before going too far with your loan. Also, have you checked with your current lender? I have a feeling this may be difficult to do but it's worth trying - there is no cost.
FHA is basically insurance that lender get on loans. Lender still have risk, so almost all lenders add their own overlays to the basic FHA insurance guidelines as they see fit for their own risk tolerance. Credit score overlays are the most common.
