I need a lender who can do a Manual Refinance in Georgia.
We should qualify for HARP and Fannie Mae has owned our mortgage since 2005. However, the only reason we don't qualify for harp is b/c Wellsfargo bought out Wachovia (our original lender) and the way the loans were sold (pooled) that our loan is flagged and does not qualify for Harp. This is through no doing of ours and was completely out of our control. The person at Fannie Mae suggested that I find someone who can do a manual refinance. I live in Acworth, Georgia and cannot seem to find a lender who can do a manual refinance. B/c of the housing market, our house is upside down by $20k and we no longer have equity. Unfortunately, HARP isn't perfect... There are a few loans that, that while Fannie Mae or Freddie Mac, and that would otherwise appear to meet the guidelines, simply will not qualify because how some were pooled originally. Sorry. www.HARP-refinance-MN.com

Please post what the DU Findings returned. You may need to ask your lender or get a copy of the findings. I would be happy to review it for you. I am a GA licensed lender.

So your saying you need someone to do a manual underwrite on your loan? Is that what they advised you of?
