I need a lender that will do a manufactured home on a foundation but there's a second unit on the property subject to the property thank you

You should talk to an attorney... your question is very vague, but if I'm reading between the lines, it sounds like you had a foreclosure and the 2nd is still showing the account open and currently 120+ days late.. The lender has the right to report the bad debt.. Non-recourse laws have to deal with the ability to collect... but has nothing to do with how the lender chooses to report to the credit report... talk to a local attorney and see if he can give you advice on how to get them to write off the debt or close the account.. If I am reading you correctly, you have a Manufactured Home on a parcel of land (lot) and on that same lot you also have a second residential housing unit that may or may not also be a Manufactured Home. If the 2nd unit is not metered seperately, it may be considered as a "mother-in-law" quarters. In which case, it would be treated as a duplex. If you can get your hands on an old appraisal, you could have a lender review prior to doing a full application package.

Sorry.. I posted the wrong response to this question.. MF homes are very difficult to get financing on any more.. They are a high risk property type for the lender, since they are the first to decline in a declining market and the last to appreciate in a positive market.. if you are looking to purchase this home, I would advise you to look elsewhere.. if you already own this property, then you might find someone here willing to do this type of loan.. Good luck, a manufactured home on a property where there are 2 units will be quite difficult to finance. If no one here has an option for you, try a smaller local bank - sometimes the will make loans for the right customer and situation if they are comfortable with the overall deal.

There are a few lenders who will do unique properties - ie manufactured homes - but there are not many - and it is complicated with the second unit on the property. You should call a professional mortgage broker in your area - one with lots of experience. A mortgage broker has more lenders to choose from and might be able to help you. Good luck.

Hi bbarbera,It is good to note that the manufactured home is on a foundation which will make it easier for you to get a manufactured home loan. However, in order to get such a loan, you will be liable for meeting all the required criteria of the lender. You should have a stable employment, you should be able to show two years of employment history, required DTI ratio, etc. Apart from this you should have a credit score of around 700-720. As far as the second property is concerned, it will be the lender's discretion as what decision he will take in this regard.
