You can try an internet search for "hard money lenders" in your area. Expect to be required to put at least 15-20% and possibly 25-30% down and pay a much higher interest rate.

Not enough info to properly answer your question.. are you looking for residential rental investment homes, or some sort of multi-housing type properties?
