Yes this is possible. If you have a 580 credit score of higher you may qualify for an FHA 203k mortgage as either a refinance or purchase that will allow you to go above the value of your current home to make improvements. contact me for details, I am licensed in Pa., but have a referral network for other states. Much, much more info needed... Everyone's definition of "Poor Credit" is different.. that's why lenders go buy credit scores and full underwriting review of credit history.. In a nutshell.. if you have really bad scores and a proven track record of not paying anyone on time, then it's unlikely you will get a loan on anything.. If you have a home that's paid for, and it's worth a lot of money, then it's possible even with the worst of credit scores, you might find a "Hard Money" lender who will lend you money, but the rate and fees associated with this kind of loan will be horrific.. But again, without looking at your complete loan profile, it's impossible for anyone here to advise you.. For this reason, you should contact a LOCAL mortgage broker and apply with them. Once they see your complete loan profile, they will be better equipped to advise you properly. Also, by applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the larger lenders..
