Highly unlikely... Very, very few lenders lend on raw land.. those that do have low allowable loan to values.. But I don't know of any (other than hard money) lenders that will do a "Cash out" refinance on land. I recently had a borrower with 60 acres worth about $1M.. he needed a cash out and the best I could find was $200K or 20% Loan to Value. and the terms were terrible.. 12% rate and a ton of fee's.. You might be better off selling the land.. If you have had it for more than 18mos, to 2 years, the tax consequences are reduced to a flat fee based on your income.. check with you tax adviser, but that might be your best bet..
