I have a land contract in place but it is not recorded. Does this contract need to be recorded in order to refi? this is in Ohio

More than likely, yes.. but you should contact your mortgage professional and ask them first.. Every state has different laws.. here in AZ, ownership documents are not recognized at all unless they are recorded.. but that's not the case in every state.. Contact a local mortgage professional, attorney or title agent, and let them look at your land contract.. they should be able to advise you properly.
