HI... Will he be maintaining the current property as his residence? If so, you would need to qualify with both payments unless he refinances into his name alone. I'm here in Albuquerque and would be glad to go over all options with you. Just give me call at your convenience. My # is on my profile page or you can email me at csparks@gencormortgage.com. Thank you! (NMLS# 195031)
If you are on the note and the title of the existing home, it is likely that a lender will include the monthly payment on that loan as part of your debt servicing. As long as your income can service all of your existing debt plus the new payment, then having the ownership interest in the other property shouldn't prohibit you from buying another property to live in. ~ Bert Carpenter, The LoansA2z team of NOVA Home Loans ~ NMLS 40586 ~ Licensed in California and Arizona ~ www.LoansA2z.com 888-889-9950
Are you on the loan with your boyfriend? If you are on the loan with the home you now share you would have to qualify with both this loan and the new loan. He might be able to refinance to get you off the loan. Some lenders allow an assumption to remove you from the loan. He assume all responsibility. You would need to call the lender. Give Charlie or another of the Lender 411 mortgage professionals in your area a call on Monday. I am sure he can guide you in the right direction and help you set up a plan. Good Luck.
