For the best rates on most programs, a 740 and above would be the score you need. While a 719 may be an excellent score, it won't get the best rates.

Joshua,We generally look for a score of at least 700 to be considered excellent. With a score of 719 you have many options available depending on your income situation. Please give me a call to discuss further.I can be reached at 845-621-4251 or toll free at 800-711-1071.Thank You,Philip BaldessarrePresidentPutnam Capital ServicesNMLS# 60922

Hi Joshua, Good credit is generally 660 and above. You need a 640 for FHA financing, a 620 for conventional and higher credit for high jumbo loan amounts. As long as your income is sufficient and verifiable, then you should be able to obtain a mortgage. You can contact me anytime for more information. Thank you and good luck

Yes that score is fine as long as there are no judgements that need to be paid. You should do fine and not get hit for any adjustments for credit. Value of the home is another issue however.Jim Brown, Sun National Bank
