You can 2 years after the discharge date refinance the loan possible through a Conventional or FHA loan program.
Conventional and FHA have 2 year mandatory waiting periods.. so you will be right on the edge.. If you contact a lender now, and get an advanced approval.. then once you are 2 years and 1 day past the BK 13 discharge date, you can formally apply.. you should be able to close inside of 2 weeks.. because the dates are very close together, you might want to ask your lender for an extension on the balloon.. if they grant you an extra 30 days, then that would be ideal..
