I have 2 questions about HARP loans.

HARP is a set of guidelines specifically for borrowers with qualified mortgages owned by Fannie Mae or Freddie Mac. These guidelines allow for these loans to be sold on the open market once initiated. This is separate from the lenders, or those who actually lend the money for a mortgage.. within the HARP guidelines, Yes.. they do allow for manufactured homes, and when your file is run through the automated underwriting system (AUS), if it approves the property for an appraisal waiver, then no appraisal would be necessary.. But, you need to understand that each lender can have their own set of rules above and beyond the conforming guidelines.. it's these "overlay's" that might disallow MFH's.. so you would need to shop around for a lender that will do MFH's HARP refi's.. Yes, HARP allows for manufactured homes; however, the lenders that offer manufactured homes are limited. And Yes, an appraisal is required for a HARP (DURP for loans backed by Fannie and FMOA loans back by Freddie); but the appraisal is more or less for the record. If your loan is backed by VA, you can get an IRRRL, which does not require an appraisal. Or if your loan is backed by FHA you can get a Streamline, which does not require an appraisal.I have been offering manufactured home loans since 1989. I offer VA, USDA, Conventional.
