I filed bankruptcy and it was discharged in January of 2012. I've since purchased a vehicle and paid one off one

Rebuilding credit after a bankruptcy is discharge if very important if you wish to purchase a home in the future. In addition, to be eligible for FHA financing, you must wait until two years have passed from the date on the discharge order, assuming the bankruptcy was a chapter 7. If it was a 13, then as early as twelve months from the date the 13 petition was filed, and at least 12 payments have been made to the plan. See recommendation about a lease to purchase. That way, you can have ownership opportunities, while you wait to obtain conventional financing.

Contact private landlords, and ask if they would be willing to sell the property to you sometime in the future, if you find out you like the house and the neighborhood. While you wait for the required period, save some additional money for down payment and closing costs.
