I don't have a mortgage want to use my house for collateral to get personal loan can I do that

That question would be for a consumer loan company. With that being said if you do not have a mortgage you can apply for a cash out loan or set up a Heloc that may meet your needs. Hope this helps.

You can, it's called a mortgage. Two ways to go.. you can either get a "Cash out" mortgage.. or a Home Equity Line of Credit (HELOC).. For the HELOC, typically, the benefits are low fee's, and it's possible you wont need an appraisal. The allowable Loan to value's to 80%, and you apply once, but can tap into your equity for the next 10 years without having to reapply each time, and most require interest only payments. The down side is that HELOC's are always an Adjustable Rate, and the lender can shut your line of credit down without notifying you, and if you apply for mortgage for another property, the new lender will qualify you as if you have your HELOC maxed out regardless what your outstanding balance is. There's also questions as to whether or not HELOC's interest is deductible... but that's a question for a CPA.. The other option is a new cash out refinance mortgage. The fee's will be higher, and an appraisal will most always be required.. however you can get a fixed rate, and you can include your taxes and insurance into your payment.. additionally, the mortgage interest is likely to be deductible..
