I am trying to find a mortgage company to do a Harp Refinance for my daughter

The following information should be used to determine her Harp Refinance eligibility at your facility: -- Her loan is Fannie Mae taken out in 2007 -- She has not been late on her payment for over 1 year -- Her mortgage is currently serviced by Chase Mortgage at 6.75% -- Her mortgage has LPMI included in the rate -- The current mortgage and home deed are in her name and her ex-husband’s name. He is more than willing to sign any paperwork to get his name off the mortgage and deed. He wants to buy a new home himself. The home is a single residence occupied by my daughter and her son and located in Phenix City, Alabama (Lee County) -- Approximate value of home is $130,000 -- Approximate balance of Chase Mortgage loan is $139,000 -- Annual income of over $60,000 with credit score of approximately 600 Please let me know if your company is interested in pursuing a Harp Refinance for my daughter. The credit score is a bit low, so ideally she would need to work on that,,, most folks get confused as to where to start when it comes to credit and mortgage qualifying, and here's my advise.. you start by contacting a LOCAL mortgage broker and apply with them. Do not use the local "Big" bank, or one of those 50 states internet lenders or nationwide lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. Because he has lower overhead, he can offer you lower rates and lower fees than most of the larger lenders.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. The biggest challenges you'll have with is generally with Lender Paid MI loans. Many loan servicers won't take on the LPMI on a HARP loan. There is an option for the borrowers to modify it to a Borrower Paid MI option and pay on it monthly with their mortgage payment. Sometimes that might make sense. Our company is a direct Fannie Mae seller / servicer and licensed in Alabama but HARP guidelines do require a 620 middle score. If there is any erroneous information being reported on the credit then a Rapid Rescore could possibly be done to get it removed / updated. I've seen improvements happen on credit scores that way. I can't solicit a loan in AL but we do have loan officers that can assist you and discuss further if you like.

If she can improve her score to at least 620 and does not have to much in other debt (credit cards, car loans, student loans, etc) this should not be a problem. I have a blog on this site: "First Steps" which might provide some suggestions for improving her score, which is a major factor in the interest rate she receives also.I do not believe she'll be able to qualify with any lender without improving the score but a knowledgable lender will have suggestions for improving it as well. Gary,Be very careful here.... This may be able to be done. However, how it has to wrok will depend on the exact type of LPMI that was obtained which you probably do not know... I do have two possible options which would take some legwork to determine if they would work. There is no way anyone can know for sure if they can do this loan without looking deeper into the LPMI details.I also offer credit score improvement programs for free while we work on your mortgage.
