I am presently out of chapter 7 bankruptcy but I need to purchase a home for my family the house cost $70,000 probably can get it for $63,500 what are my avenues I must take

Purchasing a home outside a Chapter 7 bankruptcy can be done, but most lenders will require a minimum credit score and acceptable payment history on the BK and on any existing credit. Most lenders will not approve a loan for a borrower who has filed for a BK in the last 24 months. however private money lenders which require about 40 to 50% downpayment don't really care about that rule.

Ok.. so it really depends on how long ago your BK was. Most lenders have a 3 year waiting period, however guidelines allow for 2 years with mitigating circumstances. This time line is from the discharge date, not the file date. You will have to have a minimum score of 620 to 640, and you must have re established with at least 3 open active accounts. Had you filed for chapter 13, (the BK where you make payments), then after 12 months of payments, you could have qualified, but you would still have to have a credit score of 620 to 640.
