Start by talking to your current loan servicer.. There are laws in place where your lender must help you to avoid foreclosure.. but ultimately, you have to make payments.. if you are unable to, then you might be better off selling now to avoid the foreclosure.. This way, if your scenario turns around, you can buy again in the future.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. William J. Stop asking question here and immediately call your lender. The faster you get in touch, the better your possible solutions!

Hi Verona - there are also organizations out there that provide assistance in talking to your lender for free. In Lansing there is a HUD approved and funded organization called The Center for Financial Health. If you call them they should have a recomendation for an equally good organization in the Metro Detroit area. Their number is 517-708-2550. Like the other responses said, the key is reaching out to your current lender ASAP. Good Luck. =Mike
