Much more info is necessary to quote someone an interest rate.. Lenders look at all 3 credit scores, but use the mid score for loan pricing.. what's the mid score? How much are you borrowing? Larger loan amounts get better loan pricing... What will the loan to value (LTV) be? Larger down payments which result in lower LTV's get better loan pricing.. What is the property type (SFH, Condo, MFH)? Each property type has different loan pricing.. I could go on, but i'm sure you get it by now.. No competent loan officer would ever quote you based on just a credit score.. and if for some reason someone here does, you should probably avoid using them.. you would just be setting yourself up for disappointment.. The best advice I can give you is to contact a LOCAL mortgage broker and apply with them. Once they see your complete loan profile, they will be better equipped to advise you properly. Also, by applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the larger lenders..
