I am looking for a company that does cash out refinance at 100% of the appraised value. Do you know anyone that does this?

The only loan that allows a cash-out of up to 100% of the appraised value is the VA loan (and not all lenders will go up to 100%).Unless you have VA eligibility, you are generally limited to 80-85% loan-to-value (depending on which lender you go with, and whether you go Conventional or FHA).I can help if you have VA eligibility. I agree with Dana, as far as I'm aware VA is the only option for cash out over 85% of the value of a home. Even a home equity loan will generally not go above 90-95%.

There is no such loan for "Cash Out" to 100%. Sorry!

VA loans are the only standard loan I'm aware of that will go to 100% cash out. Depending on what the cash is used for, though, it may not be a cash out transaction...if it's to "buy out" an ex-spouse, etc., it will typically be considered a Rate and Term refinance. If you are using the funds to improve your home, you can look into a renovation loan, which will allow you the majority of your value based on your "after-improved" value, which may even exceed 100% of "as is." However, if it's straight cash-out want, I believe America First Credit Union still has a Home Equity/2nd mortgage product that will go that high, but it was limited on the dollar amount, etc., and may have had additional restrictions and relatively higher rates, as you should expect if you do find something like this.
