I am in need of a Jumbo loan. I had a short sale completed in Jan 2010. Can I still move forward?

There may be a portfolio product that would allow you to move forward - please reach out if you would like to discuss. Beyond that, I think the best you may find would be a 7year wait from the short sale - in which case you are almost there anyway depending on the exact date timeline. Feel free to inquire via email or phone if you would like to get into details and I can look to find a way to help you get something done as soon as time permits.

Unless your willing to pay 7% or more in finance rate, then it's unlikely you will find a jumbo with a short sale in the last 7 years.. but if you had a short sale in Jan 2010, then the 7 year mark hits Jan 2017.. so you only have a few months to wait.. When it comes to Jumbo financing, lenders will have varying guidelines.. Some say you cannot APPLY until the month AFTER the 7 year mark (Feb, 2017 for your scenario).. While others say you cannot CLOSE until the 7 year mark, which means you can apply sooner, but cannot close until after the 7 year mark.. but either way, you're just a few months away.. You might want to get with a lender now and let them look at your credit in preparation... this way, if there are any other issues on your credit that need to be dealt with, you can start working on them now.. rather than last minute.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. William J.
