Each state has different guidelines, but here in AZ.. if a property has a lis pendens on it and there is an agreement for sale, then the plaintiff can agree to a settlement and through the title agent closing the transaction, will dismiss/cancel their action against the property owner which will release their claim. I'm assuming it's the same in most states, but this should be a question you should ask the title company or attorney closing the transaction..
