Your only option is not immediately contact your lender. The longer you wait the harder it will be.
As Joe suggested.. you need to contact your lender immediately.. By law, they are required to work with you to help you prevent foreclosure.. but if you do not communicate with them, they only have one option.. and that's to foreclose.. If you are 90 days down, and your lender does not have favorable terms to allow yo to catch up to bring it current, then it's possible the best thing would be to preserve your credit by selling the home immediately.. then once your situation turns around and you are solidly back on your feet, you can buy again.. but realistically, you need to contact your lender first.. I'm a preferred Lender with California and Arizona being my primary markets.
