I am a US citizen but live and work in a foreign country can I get a US mortgage

If you file US tax returns and pay taxes to the US on the income, then it can be used to purchase a 2nd home... otherwise, you would need to go outside the conventional, conforming realm, and step into the hard money market.. with enough down, you can get the loan you're looking for, you just won't get the best rates and terms.. You may be able to purchase the property as rental or potentially a second home if we are able to attain a verification to income and assets necessary to qualify for the mortgage. Are you filing a Tax Return in the US? Do you have a Credit Rating if a credit report were to be pulled? I would assume a Social Security Card?

Yes you can but unless you will live in the property it will be considered at least a 2nd home which is OK because they are generally the same rate as a Primary Residence. If you are in the Military, and have the entitlements, then you may be able to buy the home as a primary residence but there are some guidelines to it and above all you will need to have filed US tax returns.

Sure, but only if you report your income on your US taxes and can provide needed documntation. It would likely be consided a vacation/2nd home and the qualifications are slightly differrent/mor stringent than for a primary residence.
