The best advice I can give you is to contact a LOCAL mortgage broker and apply with them. Once they see your complete loan profile, they will be better equipped to advise you properly. Also, by applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the larger lenders.. First, find a reputable and trustworthy lender/mortgage broker. Check out rates!! Do not be sold on the very first one, but shop for the best service and best deal. Be ready to provide a variety of items to the broker to get pre-approved for a loan amount. Thye will provide you with a short list, based on your employment circumstances (self employed or W2) sources of income, credit report etc. Also, ask them for the list of things a borrower should refrain from prior to the home purchase. For example, buying a new car, boat etc. Changing jobs....... You get the picture.After receiving pre-approval, find a good real estate professional who is interested in your needs as a home buyer. Do not be fooled into "looking at open houses and calling the agent if you find one to make an offer" routine. Their job is to find you good homes with value etc, and to save you time, manage the transaction and help you with this transition from renter to buyer. Also, make sure that they communicate with you routinely during the entire transaction as well as being involved with the title company and lender.
