I am a first time home buyer, I make $32,000 a year. My middle score is 598. How can I get a mortgage for $115,000?

It sounds like you are on top of your credit situation. Credit repair companies work by disputing every negative account on your report and usually get some improvement in 45 to 90 days depending on the types of accounts. From what you say you already completed it looks like you only need to have a little patience and your scores will improve quite a bit without any additional help or expense on your part. I would wait another month or two and have your scores pulled again. you may be pleasantly surprised.

1st step is applying for a loan. There are loans available under 598 but they generall carry higher rates and costs. You may want to find a loan officer that assist in a bit of credit repair to get the midscore up over 620 for more competitive pricing.

I did apply for a loan and I was told my credit score needed to be a little higher but the mortgage specialist said that I was doing everything that he would have advised to raise it. I have paid off all my credit cards except one and I paid of one of my cars.

The biggest question is why are you a 598? Sometimes we all get too caught up in the credit score guidelines to remember that a better score with bad credit still doesn't get you an approval. If you have to dispute items, then seek out a good credit repair service first. You should be ready to go within a few more months, though.
