how to get a usda direct loan?

they are supposed to help low income families according to wikipedia. i make $35k per year w/ 715 credit and was hoping i could get financed on the usda direct for just myself - no family members will be living with me. not sure if hesperia is a usda area by deanna75comorie62... from Hesperia, California. Sounds like you would be okay with a USDA guaranteed loan as well. With USDA you need to make sure the property is in a designated rural area. You can look up areas at this website http://eligibility.sc.egov.usda.gov/eligibility/welcomeAction.do?pageAction=sfp just click the accept and put in an address or use the map function to look up an entire area. Tip, make sure when doing this to let the screen load because you might move to an area and it looks like it's in a rural area, but then a few seconds later you find out it's not once the computer catches up to you. I would speak with a local loan officer and have them go over all of your options including USDA. Best wishes, Sean

HI - I just checked the USDA website and looks like Hesperia is NOT an eligible area. I looked up Hesperia and see the population is about 92,000 people. Typically USDA loans are only good in smaller or rural towns with populations of about 20000 or less. You might look at smaller towns outside of Hesperia to see if there are any qualified areas.
